98% of purchase price on a Semi-Commercial property in Liverpool.

Our client approached us to arrange acquisition Bridging Finance after agreeing to buy a mixed-use property in Liverpool. The previous owner had recently undergone a comprehensive refurbishment programme of the whole property, and our client was convinced it would make a great investment purchase. The ground floor shop was tenanted by a long-standing Beauty business, with the upper flat tenanted on an AST and garages to the rear were also producing an income.

We were tasked to source Bridging Finance terms to provide as much of the purchase price as possible, utilising the additional security of an unencumbered flat. Whilst the additional security property didn’t have enough value to achieve 100% of purchase price of the subject property, we knew we could get very close with a specialist lender who was fairly local to the property.

The chosen lender was comfortable enough to provide 98% of purchase price and 70% LTV, both of which were NET loan figures meaning our client only needed to find a 2% deposit, plus SDLT and purchase costs.

2% Arrangement Fee.

Interest at 0.98% pcm.

No Exit Fees.

No Application Fees.

No Admin Fees.

No additional Broker Fee.

The client will retain the property for long-term investment purposes so we are now working on the commercial mortgages.
