Deal Summary

Our clients had been looking at expanding their property portfolio and when they found a block of 8 offices in a great location for sale, they asked us to help them with the financing of the purchase.

After meeting with the clients so we could get an understanding of the asset, underlying leases and preferred loan structure we prepared a prospectus that was sent to some suitable lenders outlining the proposed loan requirements.

Once we had received all the indicative terms back from the lenders, we went through each offer in detail, comparing the various merits of each.

The client opted for a 20-year Repayment loan with the first five years at a Fixed Rate of 7.72% with the lenders fee added to the loan. We prepared the full application and collated all the supporting information the lender would require.

The loan application was approved within 5 days, with valuation and legals then being instructed soon after meaning that completion could take place ahead of the vendor deadline.
