Most mortgage lenders require properties to be in good condition and with all necessary amenities before they’ll agree to lend. If however, you’re interested in purchasing or refinancing a property without amenities — like a kitchen or bathroom — you’ll need to carry out significant works for the property to be labeled as habitable. This is where refurbishment bridging finance comes in.

  • Loan amount: This figure is the net loan amount required — the amount you receive before any fees or interest is applied to the loan.
  • Term (months): The length of time, in months, that you have to repay your loan.
  • Interest rate: This is the interest rate charged for taking out the commercial mortgage. This will be calculated as a monthly rate.
  • Arrangement fee: A fee charged by the lender for arranging the refurb bridging loan.
