A Bridge Loan is a way of raising short term finance in a very short time period and is usually secured against a residential or commercial property. As a bridging loan is secured in this way, personal credit history is not always as relevant as with applications for other types of finance. It is typically used to bridge the gap between a purchase and either a traditional re-finance or sale. Commercial bridging facility can also ease any short term cashflow problems.

General Criteria:

  • Security by way of First or Second charges
  • Minimum loan £25,000, maximum loan £10,000,000 (with larger amounts available in some scenarios)
  • Loan terms are from one day to 2 years
  • Rates are from 0.75% per month
  • LTV’s (Loan To Value’s) up to 80% of OMV (Open Market Value) – not Purchase Price.
  • 100% funding is available if the OMV is significantly higher than the purchase price, or with additional security.
  • Interest roll-up available

Bridging Loans and Finance are available across the UK, including England, Scotland, Wales, Northern Ireland, Isle of Mann, Jersey & Guernsey.

Loans can be Non- Status with no credit checks or affordability checks.

Bridging Facilities can be utilised for many different purposes, for example:

Residential bridging loans. A couple had agreed to purchase a property in Spain for their retirement. Their main residence held sufficient equity. We arranged a four-month short term bridging loan to enable the property in Spain to be purchased whilst the main residence was sold on the open market.

Commercial bridging loan.  A company owned a substantial freehold building valued in excess of £600,000. The Directors needed to raise £450,000 in a week. We successfully completed the quick secured loan with two days to spare.

Auction bridging finance.  We can provide quick bridging finance for any purchases at auctions. This can be arranged before or after the auction event.

Adverse or bad credit (non-status) bridging loans. We can facilitate loans to borrowers with a bad credit history which may include CCJ’s and mortgage arrears. In many cases bridging loans can be arranged to stop bankruptcy or other proceedings occurring.

Impulse property purchases.  A client had decided to purchase a property without planning consent. The valuation came back at £400,000 and we arranged a bridging loan of £300,000 to complete the purchase. Planning consent was subsequently gained and we were able to assist with another bridging facility of £200,000 based on the uplifted value with planning permission.

Second charge bridging loans. We can help facilitate Second Charge Bridging Loans, meaning that we can arrange loans even if the subject property already has monies raised against it via another bank. Our client had fallen behind on his mortgage payments & we arranged a second charge secured loan that paid off the arrears. The property was then sold and repossession was avoided.

Property Refurbishment Loans. Bridge loans can be arranged to facilitate the purchase & refurbishment of property. Both "light" & "heavy" refurb products exist to suit the works required to complete the property.

Property Development Loans. We have a vast range of funders available for property development loans. Again, these are short term loans to cover the purchase and build of properties and an agreed period to then sell or refinance. See our Development Finance page for further information.
