Joint Venture Scheme - 100% Development Funding

Lender One – Development Funding

  • £500k - £20m
  • Terms from 12 – 18 months
  • 55% of GDV
  • 1.5% arrangement fee
  • 1% of GDV as Exit Fee
  • Interest: 4-6% over LIBOR

  • England & Wales only

Lender Two – Development Funding

  • Max Loan £1,00,000
  • No more than 9 residential units
  • Term: Maximum 12 months
  • Interest: 4% over BOE Base Rate, with a collar at 5%, thus 9%
  • Interest Rolled up
  • Arrangement Fee: 3%
  • Exit Fee: 2% of GDV
  • England & Wales only

Lender Three – Development Funding

  • From £3m
  • Up to 60% LTC
  • Up to 3 year terms.
  • Interest from 3% above LIBOR
  • 1% Arrangement Fee
  • 1% Exit Fee

Lender Four – Development Funding, will consider part complete sites

  • Up to £3m
  • Up to 65% of GDV, inc 100% build, some fees and interest roll-up
  • 1.5% commitment fee
  • 3% exit fee
  • 4% over 3 month LIBOR subject to a minimum of 7% pa
  • No apartments

Lender Five – Mezzanine (not bridging)

  • Focus on sites in South mainly
  • £500,000 minimum lend
  • Will fund 20% of total costs for Mezz deals
  • Project must show 25% Profit

Lender 6  - Development Funding and Bridging             

  • From £250k to £1.25m
  • No more than 5 units
  • Up to 70% of GDV (including interest roll-up)
  • Interest from 8% PA
  • 1.5% arrangement fee
  • No exit fees
  • Apartments only considered in Gtr London. England & Wales only. 

Lender 7   - Fast Development Funding

  • From £100k to £1m (with larger cases considered individually, up to a maximum of £3m)
  • Up to a maximum of 50% of GDV
  • 100% of build costs and up to 50% of purchase costs, plus interest roll-up
  • Interest from 0.99% per month
  • 2% commitment fee
  • No exit fees
  • Not for schemes further North than the Midlands
  • Maximum number of apartments considered is 4.

Lender 8  - Development Funding

  • From £250k to £2.5m
  • Up to 50% of GDV in senior debt plus an additional 10% at mezzanine rates (subject to a maximum of 75% of costs)
  • Interest from 6% over bank base rate (currently 1.5%) subject to minimum rate of 7.5% for senior and 25% per annum for mezz.
  • Arrangement fee 1.5%
  • Exit fee  1% to 1.25% of sales proceeds.
  • No apartments. 
  • England & Wales only.

Lender 9  - Development Funding - Including Commercial

  • From £25k to £500k
  • Up to 65% of GDV
  • 1 to 24 month terms
  • Arrangement fee 1%
  • Interest 1.25% pcm
  • Exit fee 1%
  • England & Wales only.
