A land agent identified a commercial property in
an area zoned for residential. He knew there was a strong likelyhood
of obtaining residential consent in the short term, but needed to purchase
quickly. Although valued at £700k, in order to secure the site a price
of £775k was agreed. 100% finance was provided for the purchase on
and 18 month facility. A residential consent was successfully granted
after 9 months and the site was sold for £1.5m.
