Mezzanine Development Finance – 100%
A high street bank or other financial institution will provide the development funding for 70% of the land purchase and 70% of the development funds. These will be provided at relatively cheap high street rates. This is the first element to arrange in constructing a 100% development finance package using a mezzanine development finance funder.

The Mezzanine Development Finance Funding comprising of 30% of the land purchase and 30% of the development funds is provided by another lender. These funds will cost in the region of 2 to 2.5% per month with an arrangement fee of 1 to 5% (minimum £5000). Some Mezzanine Development Funders will charge a more competitive interest rate but will want a share of profits. The higher loan to value the Mezzanine Property Development Funding facility that is provided the larger the profit share that is required.

Preferred Schemes include non City Centre residential with a 12 to 18 month build time and a value of up to £10m for Mezzanine Development Finance Funding schemes.
